Jens Nielsen is the principal Open Doors Capital. He has raised several millions for apartment syndications and is a general partner in over 800 apartment units around the country. . He has also passively invested in 14 syndications/private investments, spanning over 800 apartment units, 2,000 mobile park lots and over 6000 storage units plus mortgage note funds and private money lending. Chuck is the owner of T&C Management LLC, our management company in Albuquerque, NM. T&C has performed extensive rehab on our existing properties. Chuck has also partnered with us on properties in Albuquerque. His extensive experience in the Albuquerque market has really helped us grown our portfolio in that market.
Jason Pero is President of Pero Real Estate LLC which was founded in 2001. Jason has owned and operated over $40,000,000 of real estate assets comprised of over 900 multifamily rental units. Pero Real Estate is one of the largest real estate investment companies in Northwestern Pennsylvania. Current President of the Apartment Association of Northwestern Pennsylvania, Jason takes pride in educating landlords and real estate investors. An author, frequent guest on nationally recognized podcasts, and a real estate coach for new and experienced investors, Jason has worked hard to provide value in every aspect of his business.
Open Doors Capital partnered with Pero Real Estate In June 2020 to acquire a 137 unit portfolio property consisting of the Shoreline, Apple Tree and Maple Lane properties in Erie Pennsylvania for $6.7M.
We will implement a value add strategy to increase rents and provide a better experience for our tenants.
The Flats at 2030
This value-add 236 unit apartment complex located in Phoenix AZ was acquired in August 2019. We partnered with GenWealth Capital Group as co-sponsors. We purchased this property for $16.7M with significant upside. We are currently implementing our business plan of repositioning the property.
Landmark Square Apts
Open Doors Capital partnered with Pero Real Estate In June 2019 to acquire the 205 unit property in Erie Pennsylvania for $10.6M.
The property was build in 1918 and renovated in 2009. We will implement a value add strategy to increase rents and improve occupancy to generate great returns for our investors.
Retreat at stone Mountain
This is a 212 unit apartment property in Atlanta GA that Open Doors Capital partnered on in 2019 as a co-sponsor. This property closed in March 2019 for a purchase price of $14.2M and we are currently implementing our business plan of renovating units and increasing rents.
Open Doors Capital partnered with Ashcroft Capital in May 2017 to invest in a 196 unit property in Dallas/Forth Worth. The purchase prise was $13.3M.
98-Fifty is a 196-unit, apartment complex built in 1980. The property features four floor plans consisting of efficiency-, one-, and two-bedrooms. The community features a swimming pool, a business center, outdoor BBQ and picnic area, playground, clothes care center, and dog park.
So far the projected returns has exceeded our expectations.
N. Arlington Portfolio
Open Doors Capital partnered with Ashcroft Capital in April 2018 to invest in a value add 564 unit portfolio in the Dallas/Forth Worth market. The purchase prise was $52M.
Ashcroft Capital acquired separately, two off-market assets, Midtown Crossing and Chestnut Ridge, which happen to be directly adjacent to one another on Randol Mill Rd in North Arlington. Both properties were built in 1984 with 564 units in total, and present a substantial value-add opportunity through a continuation of upgrades to unit interiors.
Open Doors Capital partnered with Tapestry in December 2018 to invest in a 224-unit senior assisted living facility in Moon Township, PA.
This is a unique project to convert a hotel to assisted living.
Construction on the Project commenced in April 2018, with completion expected at the beginning of April 2019. The certificate of occupancy is expected around April 1, 2019, followed by facility licensing and opening.
Open Doors Capital partnered with Covemark 2017 and 2018 in several rounds of investments in self-storage and mobile home park funds.
CoveMark’s diverse real estate portfolio includes both commercial and residential real estate in key markets across the U.S. They currently hold interests in more than 150 mobile home parks, totaling 21,000+ lots, across 27 states; and more than 10 self-storage facilities, comprised of 6,100+ units, totaling over 870,000 NRSF, across five states.
